What Is The Construction Process

You’ve chosen a color theme, selected the floor plans, made design choices, and now it is ready to build. When you complete the first step of planning out how you’ll build your home, it’s time to decide on a construction process. Here are the six phases that a construction process is based on: from digging out the foundation to the final cleaning process. 

Phase one: Laying Foundation 

Construction starts with the foundation exhuming. Your home’s position is marked on the lot and prepared for the foundation.

Depending on the site where you’re building a home, the contractor will select materials for your new home’s foundation. It can be a slab, block, or poured wall foundation. 

Slab Foundation: slab foundation forms a set and an outline on which the shape of the home is made. The underground pipes are tied into the public sewer system. And after some prep work, the slab is poured, which makes the foundation of your home. 

Block-wall construction: a majority of builders use a concrete wall for a new foundation. Once the foundation is set, they apply waterproofing next. After that, they pour the garage slab.  

Poured-wall construction: Concrete is poured into the foundation to form panels. Once it’s fixed, the waterproofing for the foundation is applied. In addition, they lay down drain tile pipelines. Underground pipelines are tied into the sewer system. Then, the basement and garage are poured, and concrete flooring is fixed. 

Phase Two: Framing 

The interior partitions, exterior wall, and roof are assembled in this step, which means giving the home a frame to apply an exterior sheet. Once the house is framed, the builders install doors and windows. After that,  a basement floor is added for electrical and plumbing. In the framing phase, the municipality often requires a structural inspection to make sure that the home meets building codes. 

Phase Three: Rough Mechanics

Rough mechanics is a term used for building a mechanical portion that includes plumbing, electric, and wiring activities. Besides that, the phase involves the installation of ducts, furnaces, outlets, and switches. In the rough mechanics phase, they take care of installing insulation in the walls, drywall, and utilities like water, gas, and electricity. 

By the end of this phase, the builder asks you to check the work they’ve done on your home and discuss what else needs completing. 

Phase Four: Interior finishes

The phase is probably one of the most amazing phases to work on. In this phase, the builder installs sanitary, kitchen, and bathroom cabinets, mirrors, countertops, stairs, stair reels, and many other essential parts. Then, the builders install commodes, faucets, and showerheads. Other things might include a heat pump unit, thermostat, light fixture, and plug covers. 

Phase Five: Final Touches 

After checking everything they’ve installed, the developer asks the homeowner to take a look around the home and see if things are in order. In this phase, they add finishing touches like cleaning the windows, bathrooms, kitchen, floors, and so on. After all this, an internal quality assurance inspection checks your home to ensure that things are according to the plan or not.
